House Inspection Guide for First Time Buyers

A home inspection has become a standard part of the home buying process, so don’t be surprised when prospective buyers put your home under significant scrutiny.



For those that are looking at buying a home, here some tips to help you make sure that you get the best inspection possible, so that you know what kind of repairs you’re getting into, not just with roofing, but with the countless other major issues that can be found in a home.

A home inspector should go over the following areas of your home:

Roof and attic space

  • Looks for signs of missing or damaged shingles or areas of excess wear.
  • Decides how many layers of roofing exist on the structure.
  • Makes sure gutter joints are sealed and draining properly.
  • Checks the attic for signs of leaking, poor ventilation and rotted wood.

Exterior

  • Sees what type of siding is on the structure, what’s underneath it and what shape is it in.
  • Checks if there are any broken windows, rotting frames or sections that aren’t sealed.
  • Makes sure the house appears to be straight with a solid foundation.

Plumbing system

  • Makes sure there is adequate pressure from all fixtures.
  • Runs the water and inspects pipes and flooring for signs of leaks or water damage.
  • Estimates age and material of all piping in the home.
  • If the home is on a well system, a well water test should be included.

Heating, Ventilation, and Air conditioning (HVAC)

  • Inspects airflow throughout the house and makes sure all equipment is functioning properly.
  • Checks for signs of asbestos which is then usually tested by a different service.
  • Records the age of the equipment and its cleaning history.

Electrical

  • Checks for signs of old knob-and-tube wiring.
  • Examines the electrical service and determines if there is adequate capacity.
  • Sees if all electrical components are up to code and will recommend any updates as needed.
